Affinity Sutton and Sutton Council are working in partnership to regenerate Durand Close.  This follows the Council's decision that the Estate was no longer fit for purpose due to its design, configuration and the poor condition of the 1970s system buildings.

Together with the Council, Affinity Sutton selected the design team and the contractor and then embarked on a phased redevelopment of the Estate and a number of satellite sites to facilitate decanting.  Every resident was offered the right to return to Estate, along with advice and assistance if they sought a new form of tenure. 

A purpose built community centre and retail units were also developed early on in the regeneration. 

The partnership was governed by a development agreement and funded through cross subsidy from the market sales homes utilising the latent land value of the Estate.
