Clarion Housing Group and Countryside Properties join forces to deliver 2,600 new homes at one of the UK’s largest residential schemes

Eastern Quarry Ebbsfleet Aerial ViewClarion Housing Group and Countryside Properties have entered into a joint venture to deliver up to 2,600 new homes at Eastern Quarry, one of the UK’s largest residential schemes at the Ebbsfleet Garden City in North Kent.

The partnership has purchased the site from land owner Henley Camland, in what is the largest land purchase since the Garden City's inception in 2014. The 2,600 new homes are a major contribution to the residential development within the Eastern Quarry, part of this ambitious Garden City project. In total the Eastern Quarry site has planning permission for 6,250 homes along with a range of other uses from commercial through to schooling and leisure facilities, with the area as a whole set to become a magnet for new businesses, educational research and leisure facilities.

Austen Reid, Group Director of Development at Clarion Housing Group commented:

"Our joint venture with Countryside is based on a shared commitment to quality and placemaking and a clear indication of our ability and capacity to develop at scale.

"This latest announcement forms a significant contribution to our target of developing 50,000 new homes in ten years, and in a location where we have already made significant investment with 500 new homes already completed or on site at Castle Hill."

Iain McPherson, Managing Director at Countryside Properties commented:

"With our existing Springhead Park development of 800 homes in Ebbsfleet Garden City already advanced with over 50% occupied, we are committed to providing additional homes through the creation of a high-quality and vibrant community. The development of a further 2,600 homes demonstrates our commitment to the Garden City and the exceptional quality of life it offers. With Bluewater close by and excellent transport links from Ebbsfleet International station, this will be a great place to live and we look forward to working with Clarion Housing Group and Henley Camland on its future development."

A significant programme of infrastructure works, funded through Homes England, will commence on site this month with the first serviced land parcel due for handover in summer 2019. Work will then start on the first 250 new homes, which are expected to complete in late 2020. The joint venture’s involvement is expected to last well into 2035.
