Clarion Housing Group and London-based regeneration specialist, Hadley Property Group (Hadley), have formed a new strategic partnership to deliver high-quality, mixed-use developments across London and in other major urban centres.
The partnership’s first acquisition is a former Homebase site at 706-720 High Road, Goodmayes, in Redbridge. Located within the Crossrail Corridor Investment and Growth Area, proposals for the development, which will be delivered by Hadley, will provide a significant number of new homes, both market sale and affordable, as well as a new public square and new retail space.
Urban design specialist, Stockwool Architects, and landscape architect, Fabrik, have been commissioned by the partnership to develop proposals for the site which will include more than 500 homes, alongside new commercial, retail and community space, as well as landscaped gardens and new routes for pedestrians and cyclists.
Clarion’s partnership with Hadley enables a development with high-quality design and materials, a sense of openness and great public realm, and an important injection of new homes to the local market. A mix of residential tenures will be provided within the scheme including private sale, shared ownership and London Affordable Rent. The scheme will also generate local employment and apprenticeship opportunities.
There will be extensive local community consultation regarding the site’s future uses, ahead of the submission of a detailed planning application towards the end of 2020.
Richard Cook, Group Director of Development at Clarion Housing Group, commented: “Our new partnership with Hadley will help Clarion to continue to scale up our new home development plans across the country. Hadley shares our passion for building exemplar mixed-use communities, and we have a clear shared vision for regenerating the Goodmayes site in Redbridge.”
Andy Portlock, Chief Executive Officer of Hadley Property Group, said: “Hadley and Clarion’s partnership will utilise the considerable and diverse attributes of both organisations to deliver a number of high-quality developments over the coming years. This initial acquisition is a great example of our joint ability to procure significant regeneration opportunities, and we look forward to working with Redbridge and the existing community on this exciting scheme.”
