A leading player

We’re the UK’s largest housing association, with 125,000 homes and 360,000 residents. We deliver a mix of affordable rent, shared ownership and market sale properties.

We are a strategic partner of Homes England. Under the Affordable Homes Programme 2021-26, they awarded us £249m, which, along with £224m of grant from the Greater London Authority, will support the delivery of 4,324 homes.

We have strong geographic diversification with a presence in more than 170 local authorities, and are working on major new housing developments in Leeds, Manchester, London and Norwich.

ESG leadership

We’re a business for social purpose. Any surplus we make is reinvested in our mission to provide homes for those who need them most.

Clarion’s commitment to social values is rooted in a heritage dating back to 1900, and our subsidised rents save more than £11m a week for our residents. We were the UK’s first housing association to be accredited with the pan-European Certified Sustainable Housing Label. This assesses more than 40 ESG criteria.

Our charitable foundation, Clarion Futures, delivered more than £137m in social value in 2022-23.

Almost all of our new homes have energy ratings of B or higher; we aim for all our new homes to be zero carbon compatible by 2025, and are committed to reaching net zero by 2050. On the back of these strong ESG credentials we have issued £950m of sustainability bonds to date.

Financial strength and discipline

In 2022-23 we had a £1,008m turnover and £261m operating surplus.

We maintain a high level of liquidity, an established eMTN programme, and have access to multiple sources of funding.

Clarion takes a conservative approach to financial risk management and has a balanced debt maturity profile.

Our current long term credit ratings are A3 (Moody’s stable outlook) and A- (S&P’s stable outlook) and we’re committed to maintaining a strong investment grade rating.

Our scale allows a flexible development programme, with agility to move with business and market requirements.
