Clarion Housing Group and Hadley Property Group partnership secures second development site in Streatham

Streatham Vale site in south-west London has potential for more that 250 homes.

Clarion Housing Group and London-based regeneration specialist Hadley Property Group (Hadley) announce the purchase of a site with potential for more than 250 homes in Streatham Vale in south-west London, marking the partnership’s second joint acquisition.

Currently a Homebase, the site at Woodgate Drive in Streatham Vale is well-located opposite Streatham Common Station at the centre of the neighbourhood. Mae is the architect appointed by the partnership to develop plans for the two-acre site, which will include a mix of private sale and affordable homes, commercial space and accessible car parking.

One of the key design proposals for the site is to reactivate the frontage onto Greyhound Lane which, before the development of the current retail unit, comprised a parade of small shops.

“We will be delivering an important injection of new homes and amenities into the local area.”

Steve Kennard, regeneration director of Hadley Property Group

Proposals for the scheme will be informed by the partnership’s focus on developing sites using high-quality design and materials and providing open spaces and amenities that are genuinely valued by the local community. The scheme will also generate local employment and apprenticeship opportunities.

The partnership will undertake extensive local community consultation regarding the site’s future uses, ahead of the submission of a detailed planning application during the first half of 2021.

Homebase, which remains open, will be supported by the partnership as the development progresses.

Injection of new homes

Richard Cook, group director of development for Clarion Housing Group, said:

“I’m delighted that we can announce the purchase of our second project in our joint venture with Hadley. The partnership is focused on the acquisition of unconditional land opportunities across London and the South East where we can develop sustainable and thriving mixed use communities. "

“This second acquisition in six months during this time of uncertainty demonstrates the strength of both organisations, and we look forward to taking further projects forward together.”

‘We will be delivering an important injection of new homes and amenities into the local area”

Steve Kennard, regeneration director of Hadley Property Group

Steve Kennard, regeneration director of Hadley Property Group, added:

“Securing this strategically-located site is a great addition to the partnership’s portfolio. Streatham has seen relatively few new build schemes brought forward in recent years which presents a real opportunity for us to catalyse the regeneration of under-utilised sites in this part of London.”

“We will be delivering an important injection of new homes and amenities into the local area, and we look forward to working closely with the Local Authority and the existing community to explore what is needed at ground floor and within the development to deliver a scheme that makes a real, positive difference to the local area.”
