Latimer breaks ground at Dyecoats scheme to deliver over 1,600 new homes for Leeds

The new development will include a new food hall, high-quality public realm with access to the River Aire, and a new north-south link across the river.

Latimer, the development arm of Clarion Housing Group, has commenced building works at Dyecoats, its flagship site in the north of England, marking a major milestone in the delivery of over 1,600 new homes and up to £300 million in projected social value across the life of the project for the city of Leeds.

Senior leaders from Latimer were joined on Friday 25 April by Alex Sobel, MP for Leeds Central and Headingley, Tracy Brabin, Mayor of West Yorkshire, Cllr James Lewis, Leader of Leeds City Council, senior representatives from Homes England, charity partner St George’s Crypt, and construction partner GRAHAM, to celebrate the start of site works. With foundations underway, Dyecoats is set to become one of the most significant regeneration projects in the region.

“The Dyecoats development exemplifies what Latimer is here to do by bring forward transformative regeneration that delivers affordable, high-quality homes and long-term value for communities. With our partners, we’re proud to be investing in a sustainable future for Leeds and ensuring those most in need benefit from this growth. Our ongoing collaboration with St George’s Crypt to provide temporary accommodation for people facing homelessness also shows that social impact is at the heart of everything we do.”

Phase 1 of the scheme will deliver 434 new homes, including 100 for social rent and 138 for shared ownership. The wider development will also include a new food hall, high-quality public realm with access to the River Aire, and a new north-south link across the river, contributing to a thriving new neighbourhood in the heart of the city.

Designed to align with Future Homes Standards, the development will be net zero carbon in operation, with all homes built to an EPC rating of B or above. The significant new green spaces, gardens and children’s play areas provide an inclusive environment, as well increasing biodiversity.

As Latimer continues to expand its footprint across the North of England, the Dyecoats development represents a key part of its ambition to deliver more affordable homes and create genuinely mixed communities in partnership with local authorities and regional leaders.

Cllr James Lewis, Leader of Leeds City Council, said:

“The start of building works on the Dyecoats scheme is a very welcome development as it will see 1600 new homes delivered and it will regenerate a key site into a thriving new city centre neighbourhood. Over the last five years, Leeds has seen more new affordable housing built than any other city outside London, so the fact this scheme includes a significant number of new homes for social rent and shared ownership is also very welcome.”
