Latimer appoints GRAHAM to deliver major redevelopment of former Boddingtons site in Manchester
Latimer, the development arm of Clarion Housing Group, has appointed GRAHAM as the main contractor for the transformation of the former Boddingtons Brewery site on Great Ducie Street in central Manchester.
The £110 million regeneration project will create a vibrant new residential community on the 1.25-acre brownfield site, delivering 505 new mixed-tenure homes, 60% of which will be affordable housing, including 115 homes for social rent, 171 shared ownership and for 17 affordable rent. Positioned adjacent to the Manchester College digital and creative campus, the project highlights Latimer’s commitment to regenerating important urban areas.
In a key milestone, the development recently secured Gateway 2 approval under the Building Safety Act, making it one of the first new build schemes nationally to achieve this standard. This is the second Latimer development to have received the Gateway 2 approval this year, alongside the Dyecoats development in Leeds – both of which are being delivered by GRAHAM. Construction is due to begin this summer, with completion expected in Autumn 2028.
The proposed buildings will feature a traditional brick façade, aluminium windows and Juliet balconies, reflecting the industrial heritage of the area while offering high-quality, contemporary living.

The project is part-funded by the Greater Manchester Combined Authority (GMCA) and forms a key element of the wider regeneration vision for the area.
