Deal agreed to unlock 237 new homes at Streatham Vale

Clarion Housing Group's sale of the former Homebase site at 100 Woodgate Drive in Streatham Vale to Barratt London paves the way for 237 new homes in the London Borough of Lambeth.

Clarion Housing Group has completed contracts alongside Hadley Property Group to sell the former Homebase site at 100 Woodgate Drive in Streatham Vale to Barratt London, paving the way for 237 new homes in the London Borough of Lambeth.

The well-located South London site benefits from an existing planning permission for a high-quality, sustainable residential development, with 35% affordable housing. The scheme will also deliver new community infrastructure, including an NHS GP surgery and a cycle hub, and sits next to Streatham Common station, providing direct connections into central London in around 20 minutes.

As part of the deal, Clarion has entered into an agreement with Barratt London for the delivery of 81 affordable homes on the site. These will include 52 homes for social rent and 29 for shared ownership, helping to meet housing need locally.

The sale represents a key milestone in bringing forward this brownfield site and reflects the strength of Clarion’s partnership approach to unlocking new homes and delivering long-term community benefit.

Richard Cook, Chief Development Officer at Clarion Housing Group, said:

“This is a fantastic example of how strong partnerships can unlock sites for new homes, while delivering real social value. We are proud to be working with Barratt London to bring forward these affordable homes that will help meet housing need in Lambeth and support a thriving, connected new neighbourhood in Streatham Vale.”

Danny Masters, Operations Director at Barratt London, said:

“We are absolutely delighted to announce the acquisition of Homebase Streatham. The extant planning permission secured by the Hadley Clarion Joint Venture will allow us to deliver 237 (including 35% affordable, 81 homes) much needed high-quality sustainable new homes for LB Lambeth. In addition to the site acquisition, we have contracted with Clarion Housing Association Limited (CHAL) for the affordable homes being delivered on site. This is a key relationship for us, which we look forward to developing in the lead up to delivery, and beyond.”

Andy Portlock, CEO at Hadley Property Group, said:

“We’re proud to have secured a consented scheme that balances quality, sustainability, and local priorities. We now look forward to the transformation of this site into much-needed homes, including 35% affordable housing, both for Lambeth and for London.”

The Residential Development London Land team at Knight Frank advised Barratt London on the acquisition.
