New affordable homes set for Gorton as Latimer secures two Manchester sites

The acquisition is the latest step in the Group’s continued investment across Greater Manchester and builds on progress at major regeneration projects in the region.

Latimer, the development arm of Clarion Housing Group, has completed the purchase of two sites in Gorton, Manchester, the former Peacock Centre and land on Pipewell Avenue, paving the way for the delivery of new affordable homes for local people.

The acquisition is the latest step in the Group’s continued investment across Greater Manchester. It builds on progress at major regeneration projects in the region, including Brewery Gardens at the former Boddingtons brewery site in Manchester city centre and Lumina Village in Trafford.

Working in partnership with Manchester City Council, the two sites will deliver around 75 new homes for social rent and shared ownership, comprising a combination of houses and apartments designed to meet local housing need and reflect the character of the surrounding neighbourhood.

Located four miles east of Manchester city centre, the sites sit within a well-connected residential area, within walking distance of rail links providing journeys into Manchester Piccadilly in under 10 minutes. The location is also close to local shops, other public transport connections and green space, including the nearby Taylor Street Playing Fields.

Latimer will now progress detailed design work ahead of a planning application, alongside engagement with the local community.

The development forms part of Latimer’s wider commitment to delivering high-quality, energy-efficient homes that remain affordable over the long term, while supporting strong placemaking and long-term stewardship.

Cllr Gavin White, Manchester City Council’s executive member for housing and development, said:

“Gorton town centre has been a real focus for investment in recent years and these two housing sites complement the ongoing programmes of work to the local high street, including a new town square, works to the popular market building, and the Gorton Hub that was completed in 2022. We know how much potential Gorton has and these homes will help meet demand for quality, genuinely affordable homes in the area. And our partnership with Clarion continues our successful approach, using formerly Council-owned land to deliver the homes our residents need.”

Work is expected to begin on site following completion of the planning process. The organisation will engage with local residents and stakeholders as proposals are developed.
