Goodmayes development reaches official completion

A 573-home development on High Road in Goodmayes has been delivered by Fairview New Homes in partnership with Clarion Housing Group and Hadley Property Group.

Fairview New Homes has completed One Goodmayes, a major new residential development in Goodmayes, Redbridge, delivered in partnership with Clarion Housing Group and Hadley Property Group.

The development comprises a mix of 573 studio, one-, two- and three-bedroom apartments across private sale (387), shared ownership (90) and affordable rent (96). Alongside much-needed new homes, One Goodmayes also features a new public square for residents and the wider community, as well as access to a Cycle Hub and allotments.

Residents will also benefit from two dedicated car club spaces, including the ability to provide hand controls for drivers with disabilities, as well as three years’ free car club membership.

The development will also support local businesses and services through its new commercial spaces. The four commercial units at the front of the development are being sold to a local investor, with operators including The Baklava Company, a local tutor centre offering personalised tuition courses for young people in the area, and a local supermarket chain.

Councillor Kam Rai, Leader of Redbridge Council, said:

Affordable homes must remain at the heart of our growth plans, and it is vital that we continue bringing forward well planned, considerate schemes like this across the borough.

“It was also great to see the transformation of a site many will remember as the former Homebase. With excellent transport links via the Elizabeth Line and a thriving town centre in Seven Kings, this is exactly the kind of location where new homes can flourish and support the wider community.”

The affordable homes have been delivered in partnership with Latimer (the development arm of Clarion Housing Group), helping to provide a range of housing options for local people. The land on which One Goodmayes was developed was sold to Fairview by Hadley and Latimer, with the former originally acquiring the site and securing planning permission for development.

The completion of the development was marked with a celebratory event and site visit on Tuesday 8 September 2026. Representatives from Fairview, Latimer and Hadley were joined by Councillor Kam Rai, Leader of Redbridge Council; and Councillor Vanisha Solanki, Deputy Leader of Redbridge Council.
