Putting customers first
At Clarion, our residents are at the heart of everything we do, and in our 125th year we’ve remained focused on improving their experience, supporting them through life’s challenges, and delivering the safe, high-quality homes they deserve.
Customer satisfaction rose to 84.7%, with repairs satisfaction at 91.3%, reflecting the positive impact of our investment in services and new ways of working. Our teams across our communities also supported over 1,500 people into jobs, 5,600 into training, and gave out over £1 million in grants to local organisations.
Through Clarion Futures, we’ve now delivered over £1 billion in social value since 2016 – supporting residents to build better futures.
Delivering safe, sustainable homes
As the UK’s largest social landlord, we continued to invest heavily in both new and existing homes to ensure they are safe, sustainable, and fit for the future.
Our repairs satisfaction rose to 91.3%, supported by increased productivity in our in-house team, Clarion Response. Over the year, the number of jobs completed per operative per day increased from 3.1 to 3.4, and we resolved 94% of urgent cases like damp and leaks within 7 days – up from 50% last year.
Homes fit for the future
We’re building for the future with over 20,000 new homes in our development pipeline and a clear commitment to sustainability. In 2024/25, we completed 1,727 new homes, launched the sector’s first Climate Transition Plan, and published our Nature Recovery Strategy to enhance biodiversity across our communities.
With a strong financial base and trusted partnerships, we’re ready to deliver the next generation of safe, sustainable and affordable housing.

Our 4,000-plus colleagues are the driving force behind everything we do, and this year Clarion was named Employer of the Year at the 2025 Housing Heroes Awards.
We invested in learning, inclusion, and wellbeing – with over 90 new apprentices, enhanced benefits, and industry-leading maternity and fertility leave. Our diverse and inclusive culture continues to grow, with nearly 1 in 4 colleagues from ethnic minority backgrounds and strong representation across all levels.
