Planning for people and communities 

Our strategy is to become the UK’s leading housing group for good quality, sustainable and affordable homes – delivering lasting benefits for our residents and communities. 

It sets out our direction of travel, on a journey that evolves as circumstances change - with a relentless focus on achieving our objectives. 

Our corporate strategy sits above individual strategies for different areas of our work. One of the most important of these is sustainability which we’re embedding across our organisation and operations. We’re developing our first ever sustainability strategy. This will guide our path towards becoming net zero emissions by 2050. 

This will sit under our wider strategy, which has four areas of focus; customers, people, homes and communities, and our business.  

Our customers 

We aim to meet the needs of our customers. This means delivering a high-quality service 24-7 and helping improve the lives of our residents and their communities. We review our services on a regular basis, getting feedback from our customers to ensure we are doing our best by them.

We also aim to offer even more opportunities for people to build a better future. This is being done through the work of our charitable foundation Clarion Futures.

Our homes and communities

We’re focused on providing good quality, safe, sustainable, and affordable housing and desirable neighbourhoods where communities can flourish. This means driving up standards of building safety and sustainability, and continuing to build thousands of new homes every year.

We aim to achieve net zero carbon emissions across our operations by 2050. We’re also committed to delivering economic growth through jobs and apprenticeships and creating healthy indoor and outdoor environments.

2050 Strategy

Our asset strategy is our long-term plan to ensure our homes continue to be good quality, affordable and fit for the next generation. It focuses on investing in our homes to improve energy efficiency and reduce running costs for residents.  

The strategy goes above and beyond existing standards. The average Energy Performance Certificate (EPC) rating in the UK is D, but, we won’t settle for anything less than a C at the properties we are upgrading.

Over the next 26 years, we will enhance the homes in which our residents live. We will focus on building new homes in parts of the country where demand for housing is high. 

By 2025 we aim to have reduced carbon emissions from our new homes by 75% compared to 2013.

We plan to be the leading housing group for good quality, sustainable and affordable homes by 2050.

Benefits for residents

In 2021, the Department for Business, Energy and Industrial Strategy gave us a £4.5m grant to improve the energy efficiency of more than 100 of our homes in Cambridgeshire and Kent.

We’ve match-funded the grant from the Social Housing Decarbonisation Fund with an additional £4.5m. The upgrades will see our residents save up to £500 on their annual energy bills.

Investing in our homes is part of a bigger picture. Our charitable foundation Clarion Futures runs one of the UK’s largest social investment programmes. In 2023-24, this saw £18m invested in improving the lives of our residents and their communities.

Strategic partnerships 

Our strategic approach guides the major joint venture partnerships we have with leading home builders such as Bovis Homes, Lovell Partnerships, and the Vistry Group. 

We’re also recognised as a long-term partner by government. Homes England has selected us as a strategic delivery partner. It has provided £250m for us to build 4,770 affordable homes across the country by 2026. 

In addition, the Greater London Authority has awarded us a £240m grant to deliver 2,000 new affordable homes in London by 2026.
