Building homes and communities

Latimer is a major developer, delivering more than 2,000 new homes every year.

Our homes range from city centre apartments to family homes in cities, towns and villages throughout England.

We build to last - focusing on sustainable homes and developments.

Our developments are usually a mix of affordable housing, such as shared ownership homes, and ones for private sale.

We’re committed to playing our part in tackling the UK’s housing crisis and in 2021-22:

  • 2,276 new homes were completed
  • 96% of our new homes were affordable.

We’re working with major house builders and local authorities on joint ventures. These enable us to develop more homes and build at scale.

We’re part of Clarion Housing Group, a business for social purpose. This means we reinvest any surplus in providing affordable housing and developing communities.

Creating communities

We’re building new homes in towns and cities across the country. We’ve a series of schemes ranging from converting iconic buildings into residential neighbourhoods to brand new city centre developments.

Repurposing the historic Cocoa Works

We’ve transformed a derelict factory in York, built in the early 1890s and once home to Rowntree’s chocolate, into modern apartments in an £80m development. Almost 300 homes have been built in what is one of Yorkshire’s largest shared ownership schemes. A mix of studio, one, two, and three bedroom apartments are available from £174,000 and will be ready to move into from Spring/Summer 2023.

City-centre living

We’ve created 280 one, two, and three bedroom apartments in our High Definition development in the heart of Salford’s MediaCityUK complex in Greater Manchester.
These homes, spread across two 16-storey and 13-storey residential towers, can be bought outright or through shared ownership. Prices start from £184,950. The apartments come with features such as floor to ceiling windows and built-in wardrobes, and access to a lounge terrace. Tram stops to the centre of Manchester are within a five minute walk.

The Barne Barton Transformation

Barne Barton, in the St Budeaux area of Plymouth, next to the River Tamar, was once Britain’s biggest naval estate. We’re investing £22m in demolishing the deteriorating estate. Residents can look forward to well-designed new affordable homes. The redevelopment will transform the layout and design of Barne Barton. Existing flats are being replaced with a combination of flats and houses. 

The new estate will feature:

  • accessible green spaces and infrastructure
  • a diagonal green street across the estate which will open up views to the river.

Merton Estates Regeneration Programme

A £1.3bn programme is underway to redevelop three estates in High Path in South Wimbledon, and Ravensbury and Eastfields in Mitcham. Some 2,600 homes are being built, along with new playgrounds, electric car charging points, and landscaped grounds. The regeneration programme aims to create a sustainable community for residents.

It will also deliver environmental improvements such as: 

  • extensive tree planting 
  • district heat networks 
  • renewable technologies
  • sustainable urban drainage.

The Sherwood Close development

This 1970s estate in West Ealing, London, is being replaced with a new development featuring high-quality homes, tree-lined avenues, communal courtyards and private gardens.

The new estate is set to be completed by 2023. It will contain around 300 high-quality new homes. These will be made up of a mixture of flats, maisonettes and townhouses from one to four-bedrooms in size.

Sutton Estate Regeneration project

Regeneration doesn’t always mean demolition and building from scratch. Take the £37m programme that is taking place at this historic estate in Chelsea, London.

We’re refurbishing four blocks that are currently empty. This will bring 80 homes back to life for social housing tenants. The Sutton Estate’s central square is being restored to its former glory. And many existing homes have had upgrades such as new kitchens, bathrooms, and boilers.

A development partner of choice

Our stable finances and track record in delivering new homes make us a trusted and reputable development partner.

In 2021:

  • Homes England chose us as a strategic partner for the Affordable Homes Programme 2021-26, and awarded us £249.7m in grant funding to build 4,770 homes.
  • The Greater London Authority awarded us £240m to build 2,000 new affordable homes in London between 2021 and 2026. The majority of these homes will be for social rent. 

As well as our partnerships with government, we work with leading home builders and local authorities across the country.

Joint ventures

One of our biggest partnerships is a joint venture with Countryside Properties. This will provide up to 2,600 homes in Ebbsfleet Garden City, Kent. The £900m development in the new village of Ashmere is scheduled for completion by 2033. It is one of the UK’s biggest residential housing schemes.

We also have four joint ventures with Vistry. One of these is a major scheme in Sherford near Plymouth. We’ll be on site there until 2033 and will deliver at least 1,500 homes as part of a wider development. We also have a 1,000 home scheme at Collingtree, Northampton, due to complete in 2029.

Our partners

Sustainable approach

We have a long-term commitment to the people who live in our homes. So we’ve developed a sustainable development roadmap - to ensure that our homes are fit for the future.

This will help us to make all our new homes net zero carbon compatible by 2025.

We’ve already phased out traditional fossil fuel heating systems from our designs for new homes – part of our efforts to reach net zero by 2050.
